AquaViento Commercial Real Estate Project Overview

Aquaviento Project History

Before Aquaviento came to be, it was Flamingo Lakes. The 887 hectares project was started from a group of French and British owners looking to invest in this Yucatan Commercial Real Estate Project. Internal conflicts halted the project and the owners looked to sell. After the current owner bought the project, he made the next investment of buying the permits. The permits are “gold”.

The New Mexican Law Regarding Yucatan Commercial Real Estate

Current State of Aquaviento Project

There are 2 buildings currently on the property. The condo building units have all been sold and some owners are currently residing there. The one house on the property, is also currently owned. Most of the owners are Canadian. Current dwelling owners are anxious for community construction to restart and are in agreement to pay ongoing maintenance fees for this commercial real estate project.

Commercial Real Estate Highlights

This community village is comprised of 887 hectares. The northern 332 hectares are set aside as an environmental conservation area, and the remaining 555 hectares may be developed as described in the construction plans.

AquaViento is designed to be a complete retirement, pre-retirement and second-home community with a full amenity package at a very attractive pricing level.

Earnings for the AV project over the full term of development, estimated at 12-15 years, are projected at US$99 million, so this is a solid commercial real estate project.

The total project consists of 2409 single-family lots and 21 multi-family lots (for the construction of 420 vertical condominiums) divided into four phases: Phase I, Phase II, Phase III and Phase IV. Initial development of Phase I includes 249 lots and 144 condominiums, including the grand entry to the project and the 18-hole golf course.
